Well lets try this again as the first time I posted this the site freaked out and started listing code.
So the gym that my son belongs to is now for sale. After having to make a career decision for his family, the owner(a friend of mine) has moved out of state. All attempts at securing reliable upper-belt instruction have fallen through. In the interim the blue belts have stepped up but it isn't the same. I myself have >6k in the start-up of this school & even though I will be moving away later this year for work, would still hate to see it close.
I just spoke with McLane(owner) and he agreed to have me post this on here to try and get some more exposure.
As for the gym itself, there is approximately 1200-1500sq' of mat space, 6 heavy bags, speed bags, multiple racks of striking & grappling equipment, locker/changing room, bathroom, office & merchandise. Current rent(lease) is $1k/mo, water/trash free, with ancillaries coming in at 2-500/mo depending on usage. Current affiliation is with Rodrigo Gracie and i believe there are 65 paying members left even though membership has fallen since the owners move. Current curriculum is approximately a 50/50 mix of Sport & SD.
The gym is located on El Camino Real(the main st in town) in Atascadero on CA's Central Coast in San Luis Obispo county.
As for competition in the area, Paragon is the only other BJJ school with their main school 30min away in SLO. They do have a small N. County school but only offer 3 classes a week. When the owner was still teaching at our school there were multiple morning/evening classes mon-fri and open mat on Saturday.
So if any of you know someone(or you yourself) that has been wanting to relocate to CA's Central Coast and run their own gym, here is the perfect opportunity to do so at a fraction of the cost of building from the ground up.
I don't know what the asking price will be but McLane did say that if someone wants to come in and keep this a full-time gym and has a passion for BJJ then he would be more than happy to work out a very low cost deal for them.

What is the size of the entire gym? (total sqft)
What is total rent with NNN expenses?
I believe total size is a little over 2000sq'. Rent(lease) is $0.40/sq'.

I just spoke with Mac & he is planning on getting in touch with you tomorrow(it's a bit late now in Moutain time zone). I'm working nights this weekend but if Mac doesn't mind I'm sure he'll have Jaime(blue) give you a tour. I believe Mac is planing a trip back in a couple weeks anyway so if you wanted to wait for him there's that.
Im sure he'll tell you the same thing I just did (plus any concrete info about the business) & may schedule an early flight out if you are genuinely interested.

I haven't been able to be a contributing member of the gym for almost 2yrs now due to a VERY hectic work/school/family schedule. I did however play a role in the schools start-up both financially & by being on the mats helping the development of the "first gen" of blue belts to come through. I've made some really good friends at that place & my son(6yr) LOVES going to class there as well. I would hate to see it go away even if I myself am not able to take advantage of it at this time.

Like I've stated above, I just don't want this place to go away even if I'm not able to personally take advantage of it. It's a great opportunity for someone that is willing to turn it back into a fulltime academy & enjoy what the Central Coast has to offer.
