Bought my place last Feb, and surrounding comps have doubled in price since then. My best investment eva. BIG WIN!!

It's blowin and goin here in TX.  I bought a house last summer and I expect that I could clear 10% equity already.  

kanotoa - I dont see prices.rising for another 5 years here. I looked at a couple of shit houses here that were going for a quarter million. This isn't sustainable Phone Post 3.0

in 5 years will you be waiting for a 'perfect' bottom and miss out then too? And I do not think you are a 'sucker'. These things are not easy. It's all very emotional.

So in 5 years how much will you have paid in rent? You must consider time and money.

My threads are only targeted for people with a potential to actually buy a home and against those who called me 'stupid....idiot....know-nothing....etc.'

if people have read my threads and used the brain then they know I am not a cretin and that I am sorry for those who suffer some hardship and trouble in the life.

so raleigh.....if you do have potential to buy a home which satisfies you.....then why wait 5 years? That's a lot of money in RENT and also 5 years your life longer to keep paying a monthly pay-to-live fee.

Yes, you will always have some taxes and fix-its with a house but twice I have been a paid-in-full homeowner and taxes-fixits did not come to equal $1000plus per month!

there are some factors like location and culture.

Certain locations will always command a high price...pay more for less. I think when 'market crash' happened NYC/SanFran was still expensive right?

and then there are places where will always have affordable real estate and if price increase/decrease 40K people think a major big deal.

So have to decide what you want in life and what is important. Maybe you like to live the cool place but also think own a house important don't want to pay rent forever but don't have enough $$$ to buy the house.....well, it is a personal puzzle to solve and I would recommend to think maturely and responsible in this.
