Looking to sell successful MMA gym in Northern Ont

So here's the deal. I'm a highschool teacher, wrestling coach, dad, own an MMA gym as well as another business and still like to trane UFC when I can. So obviously somethings gotta give.

The gym is successful, with a solid jiujitsu and kickboxing program, kids progams, yoga and insanely popular women's programs. We also have a good gym manager, some solid coaches and the most active and successful competitive MMA program in our region. 

The gym makes money, but with everything else I have going on, I dont have the time to give the gym the attention it deserves. Even though it's profitable, I know it could be MUCH more profitable. 

There are no BJJ black belts within 3 hours of our gym, and also no legit kickboxing krus or coaches with solid backgrounds. If a black belt or experienced kickboxing coach bought the gym, it could be lucrative.

Our city is relatively small, with a population of about 80 000, with about 100 000 when you include the immediate surrounding communities. The cost of living is very low.  We have members at the gym who could help someone get settled very quickly.

If the right person was interested, I would be willing to sell the gym, members and all, for less than the cost of starting a brand new gym.  The gym has paid me.over the years and doesn't owe me anything. The goal was never to make money, it was to provide a place to train for me and my friends... then it grew way beyond that.  

There would be a few caveats: I need to have a lifetime membership, and I would still want to coach 1 or 2 classes per week.
