Kids area/day-care. In my dream world my son's daycare would be at the gym so I could go straight to the gym and meet him there after work rather than pick him up at school and haul us both across town to trane. 

I would love 2 mat areas.

So we can have 2 classes going on at the same time.

If you put in a place next to your gym that offered espresso/coffee and post workout healthy shakes, Acai for the BJJ hipsters, etc, I don't see how you wouldn't print money.... Phone Post 3.0

This is all I need or want. Bonus would be drinking fountain or some kind of drinkable water. Really surprised how many schools and gyms don't have this.

If I were working out in the middle of the day for lunch, shower would be nice.

The place I train now has a Liquor Store and shady massage parlor next door, so all bases are covered.

Due to my work schedule and having to drive an hour to the closest academy, the only thing I really care about is showers. The place I am going to probably be going to since moving is about an hour away with no showers. Thats nasty IMO.

Well, make sure you research this topic well. Running a food/ beverage establishment is completely different from running a gym. FWIW, most gyms --of any sort-- that open juice bars tend to close them. Why? in part because "regular" non-students won't usually go into a BJJ school or a gym for a drink. I mean would YOU walk into a local Taekwondo school on the way home to get a juice? No. Nor would anyone else.

So your customer base tends to be pretty much limited to your current gym students and that is not usually a large enough population to be able to pay somone to be there all day available to make drinks.

Gym owners find this out quickly, so the next step is often gyms will then make the juice bar a situation where you, say, ring a bell if you want a drink made and the girl at the front desk or whoever, --if they are around -- will come make a drink,  which usually takes forever because the bar isn't set up to make a lot of drinks, quickly. Customers generally find this experience a pain in the ass and don't return. Had this happen myself.

Then, usually after a while of infrequent customers the juice bar is closed altogether and used for storage or something else. If you are opening something next door, make sure it is as separate as possible from the gym.

Places like churches that have opened attached coffee shops have the same issue. Often being attached to something can be a disadvatage to business because it carries a sort of stigma from the larger business it is attached to. You think the nice Jewish ladies meeting for coffee want to go to the "Jesus & Joe" coffee shop ATTACHED to a Pentacostal Church? Very possibly not. But they will have no problem going to a coffee shop which happens to be next door to a church.

think about all the fat people who go to Jamba Juice. are they going to want to go to the juice bar at "Scary Pitbull MMA Gym". Very possibly not. But they will have zero problem going to the Jamba Juice which is by chance next door to "Scary Pitbull MMA Gym"

I think the only way a juice bar, coffee shop, etc would be successful inside a bjj academy, is if the academy already has 500+ students...like Gracie Torrance, Renzo's NYC, etc.

Then, it would be a super cool (and successful) thing to have.

I'd want to own a gym between Jamba Juice and Starbucks...and I'd want to own both of those too. ;)

good mats- dollamur flexiroll or some type of seamless system.

showers- obviously

small kitchen- fridge, blender, toaster, microwave and sink

child care- many of our children train already, but they don't need to be there when we are trying to train. it distracts the class. a separate area or room would be ideal.

weights- basic stuff: some kettlebells and pull up bars. smith machine, squat rack, etc.

judo and wrestling instruction- maybe team up with the local judo and usa wrestling club to have some sort of grappling class every night of the week. ex: mon-judo followed by gi bjj. tues- wrestling followed by no gi bjj. you get the idea

no drama

good instruction w/ multiple guys @ each belt to train with

yoga- if you don't have day classes sublease to an instructor.

climbing wall- besides the crazy hard workout, think about the income this creates if you decide to do "parents night out" with pizza and movies. kids love climbing shit.

after school care w/pickup

summer camps for kids
